Oliver Papraniku

Principal and Director of Operations

Mr. Papraniku has played a major role in developing approximately 8 million square feet of the most technologically sophisticated facilities in the world. These projects include International Design Center of NY (IDCNY)/Exhibition Center, Goldman Sachs’ Off Site Data Center, Lehman Brothers’ 75,000 square foot Data Center in New York City, Royal Bank of Canada’s Data Center at One Liberty Plaza in New York and Morgan Stanley’s Data Center in Jersey City, NJ. Additionally, Mr. Papraniku has performed complete interior renovations for, among others, The Permanent Mission of Italy to the United Nations, Prudential, Deutsche Bank, Phillips de Pury, and Ross Department Store in Los Angeles.

Mr. Papraniku has over 23 years experience in the real estate industry directing, leasing, constructing and operating over 20 million square feet of property for organizations in all industries. Prior to founding OPI, Mr. Papraniku was a Senior Vice President for Taconic Investment Partners where he oversaw the asset management, lease negotiations, project management and operations of Taconic’s real estate holdings. Additionally, Mr. Papraniku was instrumental in the due diligence and acquisition of all new properties. Prior to that, Mr. Papranikus was the Director of Project Management at Insignia/ESG.

Michael Randazzo

Associate Principal

Mr. Randazzo’s most recent experience includes the renovation of Prudential’s facility in Iselin, NJ, interior renovation projects for The Guardian Life Insurance Company of America, the complete buildout of a Ross Department store in Paramount, CA and the buildouts of several Financier Patisserie locations throughout New York.

Mr. Randazzo brings to his role at OPI an extensive knowledge in the entire administration of the construction and project management process; making sure that the minutes are concise, that purchase orders & procurements are streamlined while monitoring the project schedule to bring projects in on time and on budget.

Prior to joining OPI, Mr. Randazzo worked for 13 years as the Director of IT and Project Management for Redwood Brokerage LLC. He was responsible for the design and management of the entire IT and infrastructure for the firm and all its satellite offices around the globe. Mr. Randazzo’s additional experience includes working as a Senior engineer for TTSI, a communications company located in New Jersey. While there, he designed trading floors and led a team of engineers in installing 60 percent of all the trading positions in New York City during the early 1990’s. Michael has played a crucial role in the design, implementation, and support of the network and low voltage infrastructure for many of the financial industries’ top firms including such names as Lehman Brothers, Chase Manhattan Bank, and SAC Capital Partners. Mr. Randazzo attended DeVry Institute of Technology.
